Building in Nevada with a VA One-Time Close Loan
Las Vegas and Henderson give a VA construction loan real comp support, while Fallon and rural Nevada can leave an appraisal stranded. This is the practical breakdown before you buy a lot.

Two airmen, two lots, two very different appraisals
Picture two service members who both want to build. One is stationed at Nellis AFB and buys a lot in Henderson. The other lands at Naval Air Station Fallon and finds acreage outside town for a fraction of the price. On paper the Fallon deal looks smarter. In practice, the Henderson build is far more likely to close cleanly.
Here is why. A VA One-Time Close loan packages the land, the construction and the permanent mortgage into a single loan with one closing. The catch is that the finished home must appraise for the Total Acquisition Cost, which stacks the lot, the build price, the contingency, the interest that accrues during construction and the funding fee. Henderson sits inside a large, active new-construction market where an appraiser can find recent sales of similar homes. Fallon is a small military town with very thin comps, so the appraiser has little to lean on, and any gap between value and cost lands on you.
Neither build is off the table. One just needs a lot more homework.
Where Nevada's military community lives
Nellis AFB
Las Vegas
Home of the USAF Warfare Center and the Red Flag exercises, and the reason Las Vegas is a significant VA loan market.
Creech AFB
Indian Springs, near Las Vegas
MQ-9 Reaper drone operations. For housing and comps, the Vegas metro is the natural reference point.
NAS Fallon
Fallon
TOPGUN and the Naval Strike and Air Warfare Center. A small town where new-build comps are scarce.
Nevada Test and Training Range
Southern Nevada
The largest military training range, spread across the open country of southern Nevada.
The Nevada map, metro by metro
Las Vegas metro
Large and strong for new construction, with good comps. Land here is affordable compared with California, which helps the total cost stay in line with what nearby homes sell for.
Henderson
The Vegas suburb with strong comps. If you are weighing locations around Nellis or Creech, this is one of the most appraisal-friendly places in the state.
Reno / Sparks
Growing, with moderate comps. Workable, but keep the design close to what is actually selling nearby.
Fallon
Very thin comps. If you are set on building here, get a realistic read from the appraisal page before you commit to a plan.
Rural Nevada beyond these areas is extremely thin for comparable sales, and that is the single biggest risk for any construction loan out there.
Escrow, dry funding and community property
Nevada closes through escrow and is a dry-funding state: documents are signed and recorded first, and the money moves days later. That is normal here, but it means your builder should not expect a check at the signing table. Build that lag into the schedule, along with the staged draw process that releases funds after each inspection.
Nevada is also a community-property state. Both spouses generally need to join when community real estate is encumbered, and a non-borrowing spouse typically signs the security instrument. There is no state mortgage tax, just recording fees. Nevada uses non-judicial foreclosure, and its high-cost home-loan statute and net-tangible-benefit standard mean your lender should be documenting the file carefully.
The VA pieces you need regardless of city
Find a builder who is registered with VA and holds a VA builder ID before you fall in love with a floor plan. The appraisal is done from plans, specs and VA Form 26-1852, and produces a Notice of Value that frames the entire deal. Expect many lenders to look for credit around 660 on OTC files. Zero down is available with full entitlement, and the funding fee of 2.15% first use or 3.3% subsequent use is waived if you receive VA disability compensation.
One straight answer: Home Loans Inc is not licensed in Nevada and cannot take your application. Treat this page as preparation, then interview Nevada-licensed lenders and ask how many One-Time Close loans they have actually funded.
Nevada VA OTC questions
Why would a cheap lot near NAS Fallon be riskier than a pricier one in Henderson?
Because the finished home has to appraise for the total acquisition cost, not just the lot plus build. Henderson has strong comps from an active new-construction market. Fallon has very thin comps, so an appraiser may struggle to support the full cost, and any shortfall becomes your problem to solve before the loan can work.
Does dry funding in Nevada slow down a construction closing?
It adds a short lag. In Nevada, documents are signed and recorded first and funds disburse days later. That is standard escrow practice there. Your builder should plan around it, and then around the staged draws that release money after each inspection during construction.
My spouse is not on the loan. Do they still sign in Nevada?
Usually, yes. Nevada is a community-property state, so both spouses generally join when community real estate is encumbered. A non-borrowing spouse typically signs the security instrument without becoming a borrower on the note, which keeps their income and credit out of the file.
Can I get my Nevada VA construction loan through Home Loans Inc?
No. Home Loans Inc is not licensed in Nevada and cannot take the application. Use what you learn here to vet Nevada-licensed lenders, especially on builder registration, credit overlays, and how they manage draws and construction interest.
Is Reno a good place for a VA One-Time Close build?
Reno and Sparks are growing with moderate comp support. A build can work there if the design and price stay close to what similar homes are selling for. Overbuilding for the neighborhood is the most common way a Notice of Value comes in low.
