VA One-Time Close in Montana: Big Sky, Small Comp Pools
Montana's open spaces are the draw, and they are also the problem. Low population density makes comparable sales hard to find almost everywhere in the state.

The comps problem, stated first
Montana's population density makes comps challenging across the whole state. That one fact decides more Montana VA one-time close deals than anything else. A construction appraisal is done before the house exists, from plans and specs and VA Form 26-1852, and it produces a Notice of Value. The finished home has to appraise for the Total Acquisition Cost, the lot plus the build plus the contingency plus accrued interest plus the funding fee. Without enough similar sales nearby, the appraiser has little to work with.
Much of Montana is extremely rural with minimal comp support. If you are picturing a home on acreage far from town, read the land guide and the appraisal guide before you buy anything.

Five Montana towns, compared
Malmstrom AFB, home of the 341st Missile Wing and its Minuteman III ICBMs, is the state's one major installation. Beyond Great Falls, here is how the markets compare.
Great Falls
Malmstrom AFB
A small city, military-influenced and affordable, but the comp pool is small and thin at higher prices.
Billings
Largest city
Moderate comps, and usually the deepest pool of sales in the state.
Bozeman
Booming
Very expensive and resort-influenced. Costs are high, so the appraisal has to stretch.
Missoula
University town
Growing but expensive, with the same high-cost pressure as Bozeman.
Helena
State capital
A small market, so expect fewer recent sales to compare against.
Building near Malmstrom
Great Falls is the place most Montana military families start. It is affordable, which helps your total cost, but the comp pool is small. A modest plan that looks like what has already sold in town stands a better chance than a large custom home. If your builder has never done VA work, the builder will need to be VA-registered with a VA builder ID before anything moves forward; the builder approval page covers it.
Once you close, the builder is paid in draws after inspections, and interest accrues during construction. Ask for a realistic schedule, since a longer build adds to the Total Acquisition Cost.
Montana closing and cost basics
Montana closings are conducted by a title or escrow company, and no attorney is required. Montana is a homestead state, and on a homestead refinance both spouses generally must execute and acknowledge the mortgage, often through a release of homestead rights. Ask your lender whether the same applies at your construction closing. Montana does not impose a mortgage recording tax, so recording runs on flat fees. Remote online notarization is generally available, and foreclosure is non-judicial.
At zero down, the VA funding fee is 2.15 percent on first use and 3.3 percent on subsequent use, waived for veterans receiving VA disability compensation. Many lenders want a credit score around 660 for a one-time close. Eligible veterans with full entitlement can build with zero down, but zero down does not make a thin-comp appraisal any easier.
So where does that leave a Montana veteran? With a short list. Build in or near a town with a real sales history, size the house to what that town has already paid for, and treat the contingency as a must-have rather than a nice-to-have. Billings tends to give the appraiser the most to work with. Great Falls can work for a modest plan. Bozeman and Missoula can work for buyers whose budget and plan both match a high-cost market. Remote acreage is the long shot, and you should know that before the earnest money leaves your account.
Montana VA OTC questions
Is a VA one-time close realistic on rural Montana acreage?
It can be difficult. Much of Montana is extremely rural with minimal comp support, and the appraiser needs comparable sales to support a Notice of Value that covers your total cost. Ask a Montana-licensed lender for an honest read on your specific land before buying.
I am stationed at Malmstrom. What should I know about building in Great Falls?
Great Falls is affordable, which helps, but the comp pool is small and gets thin at higher prices. A modest plan in line with local sales has a better chance of appraising. Make sure your builder is VA-registered with a VA builder ID.
Why do Bozeman and Missoula builds struggle even though values are high?
Both are expensive, and Bozeman is resort-influenced. High build costs push the Total Acquisition Cost up, and the appraisal must keep pace. Strong local prices help, but the plan still has to match comparable sales, which can be scarce in a small state.
