Michigan VA One-Time Close Construction Loans, Up North to Downriver
Michigan is one of the more affordable places to build, but a cabin-country lot and a Grand Rapids subdivision appraise in completely different ways.

The Up North temptation
Plenty of Michigan veterans dream of building somewhere near Traverse City or around Grayling, where Camp Grayling runs the largest National Guard training site in the country. Northern Michigan is beautiful. It is also seasonal, resort-influenced and comp-thin, and that combination is exactly what trips up a VA one-time close appraisal.
Here is why. The VA appraiser values your house before it is built, from plans and specs and VA Form 26-1852, the description of materials, and issues a Notice of Value. The finished home has to appraise for the Total Acquisition Cost: lot, build, contingency, accrued interest and funding fee. A seasonal market with few year-round sales can leave that appraisal short. Read the land guide before you buy acreage up north.
We should say this before going further: Home Loans Inc is not licensed in Michigan and cannot take your application. Bring this to a Michigan-licensed lender.
Where Michigan builds pencil out
The good news is that Michigan is generally affordable for construction, with moderate build costs. The Detroit metro suburbs and the Grand Rapids area have the strongest comp support.
Grand Rapids
Growing, with a strong new-construction market. Lots of recent new-home sales give an appraiser solid material to work with.
Detroit metro
A large market with varied comps that is affordable in many suburbs. Selfridge ANGB in Harrison Township, home to the Air National Guard and multiple tenants, sits here.
Ann Arbor
A university town, and expensive. Comps exist, but your build cost will be higher.
Lansing
The state capital and a moderate market.
Battle Creek
Battle Creek ANGB and its Air National Guard unit are here. Ask your lender which sales an appraiser would use for a new build in the area.

The builder
VA builder ID
Your builder must be VA-registered. See builder approval if yours is new to VA work.
The draws
Paid in stages
Money is released after inspections, and interest accrues while the house goes up. A Michigan winter can stretch that timeline.
The funding fee
2.15 or 3.3 percent
At zero down, 2.15 percent for first use and 3.3 percent after. Exempt if you receive VA disability compensation.

Michigan closing customs
Michigan closings are typically handled by title companies, with no attorney required. On a principal residence, a non-borrowing spouse generally signs the mortgage, at least in our refinancing notes; dower was abolished in 2017, but the homestead-joinder practice on the marital home remains. Plan on both of you being available. Michigan does not impose a mortgage recording tax on a refinance, and recording fees are flat, commonly about thirty dollars per document. Foreclosure in Michigan is non-judicial, by advertisement. If you later refinance with no title change, that refinance does not by itself trigger a property-tax uncapping.
Here is the practical Michigan playbook in one breath. Moderate build costs are your friend, so do not waste them on a lot where the appraiser has nothing to compare against. A Selfridge airman who builds in a Detroit suburb, or a Guard member who builds in a Grand Rapids subdivision with fresh new-home sales, is starting with the wind at their back. A buyer who wants a lake lot near Grayling should expect a harder appraisal conversation and should price the plan conservatively, carry a real contingency, and get the lender's honest opinion before paying for land. The cost estimator is a good place to test both versions side by side.
Michigan VA OTC questions
Can I use a VA one-time close loan for a home near Traverse City?
You can try, but Northern Michigan is seasonal, resort-influenced and comp-thin, so the appraisal may not cover your total cost. A Michigan-licensed lender can tell you how an appraiser would likely treat your specific lot before you buy it.
Which Michigan markets support new construction appraisals best?
Grand Rapids has a strong new-construction market, and the Detroit metro suburbs offer varied comps and affordable options. Both have the strongest comp support in the state. Ann Arbor has comps too, though build costs there run higher.
Will my spouse need to sign if I am the only borrower in Michigan?
Usually yes on a principal residence. Dower was abolished in 2017, but the homestead-joinder practice on the marital home remains, and a non-borrowing spouse generally signs the mortgage. Confirm with your title company before closing day.
Does Home Loans Inc lend on Michigan construction projects?
